John was here for an inspection on the cut wires on 23 April 2026

after we initially noticed the cut wires and reported to Jacqui, she called Shadrack to come in check the safety of the cut wires. Shadrack placed red insulation tape of the ends of the wires

I asked Jackie when we can expect a copy of her report that she sent to the board. this was the report that she had submitted after shadrack had been.

I asked Jackie if we could have a copy of this report that this independent electrician John was going to provide. She said sure problem. We are entitled to the report

I asked Jackie about the sudden spike consumption that she had mentioned during the inspection with shadrack. jacqui looked confused so i reminded her of what she had said when shadrack was here last week. Then her story changed and said its not a sudden spike but rather that the electricity usage had gone up over a significant period of months and that it was climbing. They had apparent been looking back at bills as far back as 2019. This is in direct contradiction of the reason for the initial solar concerns raised in GMA's letter. They were worried that our inverter was draining the communal electricity.

When John was here doing his inspection he started looking at our solar installation and the solar DB board which was not part of the agreed inspection, the inspectation was for the cut wiring only. That's when I try to stop him and said just so he and jacqui understands, they are here for the cut wiring inspection and not the solar installation. He completely over-rode me and said "No he is here to document a full compliance". This is so wrong. They basically came here with a pre-determined plan to document more than just cut wires but they did it under the guise of a cut wire inspection. At no point did jacqui inform us that john was here to look at anything other than the cut wriring and fixing the inside garage light.

Without asking or even mentioning the solar, John said that our solar installation is illegal because you cannot have AC and DC on the same board. Like he was only supposed to look at the garage light and the cut wires.

This inspection was done completely underhandedly and i suspect it was issued by GMA/Board of Trustees to help gather information and evidence to build or add on to the current solar case with CSOS. Since its a separate issue, surely they should have made a separate appointment with us to document the two separate issues . They unanimously and without prior warning decide to expand the scope of the inspection.

They did not respect our boundaries, instead he just started taking photos of everything. Now how is he allowed to take pictures of things inside our garage without our permission. This is same reason we cant take pictures of other people units yet somehow, they can do what they want.

Jacqui, then decided to go petty and this seems to be their next move: The situation: We current have a multi-plug adaptor screwed onto the inside of the garage wall so that the extension cords so lie on the floor in case of flooding. the washing machine and the tumble dryer is plugged into the multi-plug adaptor. The multi-plug is then plugged into and extension cord that is properly insulated in a conduit pipe running underground and then plugged into our bedroom socket inside our bedroom. this is can be seen done in multiple placed in the complex. so when we want to use the washing machine or tumble dryer, it is powered from out pre-paid electricity and not from the plugs in the garage (that use communal power). This is where jacqui is now getting petty. She says that it is it is illegal to screw the multiplug into the wall because the garage forms part of common property with exclusive use. She said although we have exclusive use of the garage, a certain percentage of the garage belongs to the common property. Also instead of having pipes dispersing dirty soap water into the garden, we neatly had pipes installed that lead the water directly to the muncipal drains. Jacqui pointed out that the pipes coming out of the wall is another illegal modification to common property. so she is nitpicking. they are looking for anything to use against us for non-compliance. she said its even in the complex rules. The very same rules that they no aircons or awnings, yet the awnings are everywhere.

jacqui asked john if what the cut wires powered and he said he couldnt say without organising a complete tracing. She then asked him if he could just pull the wires out since they were going to remove all the power to the garages anyway but that there was first a process that had to be done. as a result other residents garage lights work but there is no plan to fix ours.

I asked this electrician John if the damage to these cut wires was normal damage or was it something else and he went silent and then paused. He then said to me wires don't cut themselves. he said if this was natural damage, the wires would be melted or frayed which they aren't. Jacqui interrupted and asked what i asked and john repeated it

I asked Jacqui directly if the cut wires directly feed the light in the garage jacqui said she didn't know so she asked John and he said he doesn't know he will have to do a full inspection

Jacqui mentioned that all her plug points in her garage connect directly to her pre-paid electricity which implies she is running appliances in her garage yet ours are illegal.

When shadrack was here, jacqui mentioned that there are a lot of illegal connections in the complex to the communal DB boards. When john was here a week later i casually asked her about these illegal connections, where they were and what kind they were to pretend i was concerned and she couldnt say

She said one the residents who is no longer a resident sorted out all the DB boards before he moved out of the complex (i think two years ago) but he isnt even an electrician. he was just a handyman so ..... its questionable

jacqui said if i look at the levy statement we will see a R50 surcharge that is on all the owners levy's as they are under recovering on consumption. why am i paying R50 for a garage light that doesnt work.

I specifically asked jacqui if there was any instruction given by any of the trustees or employees at GMA to cut these wires and she explicitly said "no that would be illegal, no one would ever do anything like that" but the fact remains that these wires were deliberately cut by someone

I said to jacqui that an investigation needs to be done into who cut this wiring and her response was "that's literally impossible without camera's", then she asked me how they should investigate. I said, i dont know, that for the trustees and GMA to figure out but i insisted that i wanted an investigation done. she was so blase about the issue and changed the topic. i am pushing for that. apparently she has already sent the report to the board of trustees that are stalling to release it

all that john did was remove shadracks red tape and did the very exact thing with the black tape

John only took off shadracks tape when we pushed him to take it off and examine the wires which proves his initial intention or brief by jacqui was not to investigate the wires

john said that our solar installation is illegal and not compliant with SANS. We then contacted Nkosi from Banko who initially installed the inverter and Nkosi said that these are normal tactics in body corporate issues. Nkosi said that John must, in his report state exactly which regulations make it non-compliance and from which edition of the regulations he is referring that makes him say its illegal. Nkosi said, once he sees that report from John, he can sit in a room and point out all the regulations and if indeed Nkosi is wrong, they can fix the installation to make it compliant but he has to most up-to-date regulations. He said he will even get an inspector from the department of labour to come and inspect if john wants to challenge his work

jacqui wanted john to have a look at the external DB board at the back of our unit. For what I dont know. there are no switches there. its basically a box with conduit inside. then she said to john that she thinks he must look inside our unit where the extension lead plugs into our bedroom socked. I said to jacqui its a normal inside plug socket. I refused entry to both of them. she was not impressed. that is my private space.

when shadrack was here jacqui mentioned that she actually wants to put locks on all the external communal db boxes so that residents or whoever cant make illegal connections to them. A week later john is here, she still hasnt bought locks for the boxes

something very suspicious is going on. I dont think John was an independent electrician. He knew exactly what he was coming to do here and so did jacqui

We have repeatedly asked about the two reports and all we get is stall tactics

they are deliberately trying to intertwine the two separate issues - solar installation (already with CSOS) and the cut wire issue

jacqui sent her initial report to the trustees last week or the week before yet their latest reply says that they are busy "finalising" the report. Why cant they just send the report verbatim as jacqui sent it to them. Jacqui specifically stated that there was nothing "secretive" in the report so why is it taking so long to send us the report. what are they changing. my concern is that they are adjusting their report. but these are normal stall tactics for them and the pattern of bahaviour is the same. we are still waiting for a list of the specific trangresssions that we are being fined for from february. same story, they cannot send the complains to us without getting permission from the person that sent the complaint in the first place

for Christmas last year 2025 we nailed lights to the exterior of our building to put up lights for the festive season. nothing was said. now suddenly securing a multi-plug adaptor to the inside of the garage wall is being seen as unauthorized alterations to common property. can you see the trend here?

I dont believe that our inverter can be draining the communal consumption. the batter gets charged by the sun rays and at night we use our own pre-paid electricty. I actually want an inspection to be done of every single garage in this complex. because some residents have told us that there is even a resident with a full on jacuzzi in their garage. a proper inspection should be done with any owners who wish to be present s witnesses. some residents have electric garage doors which run off communical alectricity and what about the aircons. The chairman of the board of trustees has an inverted connected to her db board and the batteries are installed inside her unit. no one asks about the insurance and safety risks. they dont even have the knowledge to fight battery fires which are very different to normal fires ie: thermal runaway.

Another thing that jacqui mentioned is our free standing wooden shelves in the garage that are illegal because they are secured to wall of the garage which apparently belongs to the body corporate and not us. however on of the current trustees (Dries) rents out his garage to another resident who is a pharmaceutical rep and there are shelves in his garage storing all his stuff so how is ours illegal and theirs not

jacqui near the end of the inspection said to john that he knows where her unit is. he said yes. there were there before they came to us. jacqui said she will meet him back at her place and they can talk. she just wants to chat to one of the gardeners in quickly. she didnt bank on me hearing her say that to him but this implies to me that they met before they came to our unit and they went back to her unit to chat afterwards. they were working with a plan. surely if he was independent he would have looked at the cut wires and left not enter into discussions....mmmmmm

we allowed john to take pictures of the light that wasnt working and photos of the cut wires. all the other photos he took, were taken without our approval so we need to keep this in mind for when next the trustees, jacqui or GMA communicate with us based on his photos which i assume will be part of his report. these should be null and void as they were taken without our permission

strange thing, literally as soon as john entered our garage to check the light that isnt working, jacqui asked him to take photos of the screws in the roof from the solar installation, not their reason for being here. very suspicious. the screws are related to the solar installation in the csos case and have nothing to so with cut wires on the external of the garage or the light inside the garage not working

another VERY interesting thing to note is that the whole purpose of john being granted access to the garage was for one reason and one only......the fix the light that wasnt working. John didnt even remove the light cover or attempt to look at the why the light may not be working. We are still sitting with a light that doesnt work. he looked at everything inside the garage except the reason he was there.

The timing is suspicious. If the consumption had been increasing over time, why the sudden concern about us now. They are upset that we have gone to CSOs on two separate issues and we feel targeted. Why is our garage the only one being inspected for illegal connections and non-compliance. Surely a day should be arranged where everyone's garages will be inspected on the same day and any owners that are interested can be present. Inspections can't be done in stages as it gives people time to plan and disconnect. Apparently I also read somewhere that an inspection by CSOs can be requestedrequested.

we took a casual walk around the complex the other day with non intentions to look for anything specific but we did notice multiple safety issues. wires not covered properly and live wires exposed to the weather (sun and rain) although covered. we also notice a wire that looks like an extension cord running under the paving and its exposed. you can clearly see that the plastic coating is being perished by the sun. we also noticed that the electric fence surrounding our complex has a huge exposed cable with copper ends just hanging exposed to the elements

the whole inspection of the cut wires was a total scam so that they could collect photographic evidence without our permission for some shady background reason
